Rules for the location of buildings on a plot of land in questions and answers

What should be the distance between buildings in neighboring areas?

The distance between buildings on the site (or between sites with neighboring houses) are calculated according to established standards. Metric area (norms of distances) between buildings (plots) are calculated according to SNiP.
Depending on the area (village, estate type buildings), distances can be taken into account both between the houses of neighboring plots and between buildings for residential and household purposes.

Distances are measured between buildings from the walls (windows) of one house to another. The footage of distances depends on several factors:

1. The purpose of the building (residential, non-residential premises, a barn for livestock ...). If there is a utility building on the site near the residential building, then the distance from it to the border of the neighboring site should be from 1 meter or more.

2. Building materials and fire protection requirements. According to SNiP, the distance between buildings (wooden, brick, stone ...) is set according to fire safety requirements. Between the stone buildings there should be at least 6 meters of distance (between the wooden ones - from 15 m.).

3. Sanitary conditions. If there is a household building on the territory of one of the neighbors, then the distance from it to the house of the neighboring plot should be 6 meters or more. An exception is the buildings used to hold livestock and poultry, the distance from which should be 15 (or more) meters.

4. In case of any disputes arising about the distances between buildings (regardless of their purpose) in neighboring areas, you need to refer to the standards and, taking into account all the nuances, be based on a suitable footage (1, 6, 15 meters).

What should be the distance between the shed and the metal tank with water in different suburban areas?

The distance between any structures on the site is regulated depending on the purpose of the site and the material from which the building or structure was erected.
If the site is located on the territory of a summer residence partnership, then construction and placement is regulated by SNiP 30-02-97 * "Planning and development of territories of gardening associations of citizens, buildings and structures". If the site is intended for individual construction, then it is necessary to take into account SP 30-102-99 "Planning and development of territories of low-rise housing construction."

In your case, if the shed contains poultry or cattle, then the distance to the site border is allowed at least 4 m. If the outbuilding is a warehouse or workshop, the distance to the site border is at least 1 m. But if a metal tank serves to set drinking water, then you can position it as a well (very far-fetched, but if not at odds with neighbors, then not such incidents can happen), in this case, the distance to the place where livestock are kept is the cesspool must be at least 8 m.

What should be the distance between the house (wooden) and the neighboring garage?

The distance between residential and utility buildings on the site are regulated by SNiP 30-02-97 *.

According to clause 6.7.The minimum distances to the border of the neighboring garden plot for sanitary conditions should be, m:

  • from the garden house - 3;
  • from a building for the maintenance of small livestock and poultry - 4;
  • from other buildings, including a garage and other small architectural forms: arbors, rooms for keeping inventory, wood warehouses - 1;
  • from the trunks of tall trees - 4, medium-sized - 2;
  • from the bush - 1.

According to clause 6.9. - adjoining farm buildings to the house is allowed.

The indicated distances must be observed both between buildings on the same site, and between buildings located on adjacent sites.

In addition, the wall of the garage can act as a fence - fence. In this case, it is allowed to be placed directly on the border between the sites. But this is only possible if there are no vents or windows in the wall.

Drains should not hang over a neighboring site. In addition, if technical effluents fall into an adjacent section under the pressure of water, the gutter system must be equipped with cutoffs.

What is the minimum distance between the wall of our extension and the neighboring brick non-residential premises?

Indentation standards for buildings are regulated by several regulatory documents. The main ones are sanitary and fire safety standards. If in fire safety standards the distance is more dependent on the material from which the building is made, then in household goods on how this building is used.

In addition, the distances are not regulated mainly to neighboring annexes, but to the border of the site, both on one side and on the other. Thus, if the extension to your house will be used as a living room, then the distance to the border of the plot can be 3 m. If this extension will be used for keeping pets and poultry, then 4 m. And if as a garage, then 1 m to site boundaries. Other extensions for technical and sanitary purposes (workshops, sauna, bathhouse) are also 1 m to the border of the site.

These distances are normalized by the following regulatory documents:

  • SNiP 30-02-97 * "Planning and development of territories of horticultural associations of citizens, buildings and structures."
  • SP 30-102-99 "Planning and development of territories of low-rise housing construction."

As for the fire spacing, they are mainly 6 meters between buildings erected from non-combustible building materials.

Regulated by the document SP 4.13130.2009 "Fire protection systems. Limiting the spread of fire at the objects of protection. Requirements for space-planning and structural solutions"

What document regulates the distance between the garage and the barn in adjacent areas?

It all depends on whether the plots are privately owned and to what type they belong: gardening partnership, for private development, etc.

The main regulatory documents that regulate the distance between buildings on the site and in neighboring areas are as follows:

1. SNiP 2.07.01-89 * Urban planning. Planning and development of urban and rural settlements. Sec. 2.14, 5.5.

2. For low-rise private buildings: SP 30-102-99 Planning and development of territories of low-rise housing construction, clause 5.3.

3. Fire requirements 123-ФЗ and sanitary SanPiN 2.2.1 / 2.1.1.1200-03

4. SNiP 2.07.01-89 * Security zones of communications

Also look at:

1. MO - TSN 30-303-2000 p.10.15.

2. MSC - MGSN 1.01-99 p. 9.1.7.

In addition, take a look at Article 38 of the Town Planning Code of the Russian Federation and the commentary thereto. There is information on the maximum and minimum sizes.

If your sites are gardening partnerships, then the standards will be slightly different:

1. SP 53.13330.2011 "Planning and development of territories of horticultural (suburban) associations of citizens, buildings and structures";

2. P 11-106-97 "Procedure for the development, approval, approval and composition of design and planning documentation for the development of territories of gardening associations of citizens"

3. SP 42.13330.2011 "Urban planning.Planning and development of urban and rural settlements. "
